Khayangan Estate is breathtakingly beautiful and unimaginably magical.

From the Sanskrit word for Seventh Heaven, Khayangan Estate is quite simply as its name suggests, a private estate that is stunningly, heavenly and the very best of the Bali luxury villas.

Situated on Balis Bukit peninsula adjacent to Bvlgari Bali Resort. Khayangan rests upon 1.5 hectares of magnificently landscaped gardens, 170 metres above Selonding beach. The estate offers one of the best views in Bali with a 180-degree panoramic vista of the Indian Ocean. There are few other Bali villas with a comparable view.

The estates charm lies in its unique architecture, which features eleven antique joglos – once the traditional homes of Javanese aristocracy – set amidst a sprawling garden with terraces of yellow irises, swaying palms and fragrant frangipani trees. Reminiscent of the traditional villages of ancient Java, Khayangan is totally unique when compared to any other Bali luxury villas or Bali resorts.


The original features of these beautiful, century-old buildings have been preserved and complemented with fully reclaimed teakwood furniture, ultra luxurious contemporary furnishings and decoration, together with state-of-the-art entertainment and communication facilities.

-Estate 1 has 3 bedroom suites:

-Sultan Suite
The Sultan master suite is the largest of the bedroom suites. The oversized king bed is set within a cocoon of wooden columns and netting and topped with beautifully and ornately carved centre-pieces consisting of many tiers, making you want to laze in bed all day. The bed linen is Egyptian cotton of the highest quality and thread count.

-Majapahit Suite
Majapahit lies on the eastern end of the property and is situated closest to the edge of the cliff. The signature Majapahit bed is enhanced with contrasting black lattice panels at its head and foot, which lends a more contemporary feel to the suite. The Majapahits bathroom features a 15-cm-thick, single piece of old teak wood in its natural form and shape, on which sits a sink carved entirely out of a single piece of natural river rock. A large black terrazzo bathtub, lined with black river stones from Sumatra, looks out from behind a glass wall over the cliff to the sea.

-Keraton Suite
The smallest but most ornately decorated of the suites in Estate 1, the Keraton features a rare and unique double roof with intricately carved wall panels. The bathroom walls and ceiling are fully covered with a lattice of antique Javanese-style flower carvings with concealed lighting behind, which casts beautiful shadows all around when lit up at night.
